CUSTOMIZED MANAGEMENT PLANS
We are a Full Service Licensed Management Company.
We strive to provide professional, economical, and efficient service to both owners and tenants. We tailor individual plans to meet Your needs. This may be simply filling your vacancy with a qualified renter or collecting rents. We also provide complete management including paying utility bills, serving notices, property inspections, monthly statements, maintenance/repairs.Thorough Tenant Screening
We believe thorough tenant screening is of utmost importance for the security of your property. We verify employment, background check, and rental history of perspective tenants. We also determine debt ratio to assure the property matches the tenants qualifications. We personally interview each qualified applicant and are happy to discuss perspective tenants with owners for final approval.

MONTHLY RENTAL COLLECTIONS AND DISBURSEMENTS
We actively research current rental rates to determine the optimal monthly rental amount for your property. All rents are due on the 1st of the month. We serve notices for late rent and coordinate eviction notices. If you wish, we will pay reoccurring
monthly expenses such as utilities. We provide you with a detailed monthly itemized statement.

ADVERTISING PARTNERSHIP
Our goal is to generate income for the property owner by minimizing expenses. As a free service to decrease your vacancy time, we will list your property on our 24 hour Phone Line and distribute our company Rental Sign at your property. Perspective renters also have access to our web site. In addition we can make arrangements to advertize your vacancy in the newspaper.

READY TO RENT IN 3 DAYS
In most circumstances we can have your property ready to show and rent in 3 days. This includes removing previous tenant debri, cleaning unit and touching up the paint. If needed we can arrange to install new floor coverings, paint entire unit and install upgrades.

MAINTENANCE/REPAIRS
We strive to minimize maintenance costs while providing a quick response to repairs that a tenant needs. When your property requires repairs/reconditioning, some owners elect to do all of their own work. Other owners have vendors they want to do business with and we will coordinate work. Our Management Company has a renovation service that can accomplish most repairs at a reasonable fair market price. Our management agreement limits the amount of money we can spend without owner authorization.
